Short answers to common questions from residents in SPHYNX-managed homes.

How do I report a repair or maintenance issue? +

When your property is under SPHYNX management, you will be given contact details and a preferred channel for logging issues. We then acknowledge, prioritise and coordinate access where required.

Who do I contact in an emergency? +

Emergency contact information is shared at the start of the tenancy. For serious incidents, you should always prioritise safety and relevant emergency services, then notify SPHYNX as soon as it is safe to do so.

Do you help with move-in and move-out inspections? +

Yes. For managed homes we support check-in and check-out inspections, including inventories, meter readings and, where appropriate, photo records of condition.

Can SPHYNX help me understand my rent and service charge obligations? +

We can explain what is covered by your rent, what is covered by service charges, and when payments are due, based on your lease and building rules.

What if I have a disagreement with my landlord? +

Where SPHYNX manages the property, we aim to help both sides work from the lease, records and facts. Our role is to keep communication structured and solutions practical and fair.

Are you able to help me move between SPHYNX-managed properties? +

In some cases, yes. Where suitable alternatives exist, we can discuss options and coordinate with landlords, subject to availability and terms.
